FOLLOW THE PROGRESS OF LOT 7340 LAKESHORE (KEEL CT.)
3-8-10. SILVESTRI will be starting construction on a new spec home next week in LAKESHORE subdivision. Floor plan and elevation now available. Silvestri will also be finishing approx 700 square feet in the basement with full bath.
3-15-10 Today the excavator finished digging the full basement. Tommorrow, (3-16-10) the footer crew will form and pour the concrete footers. On Wednesday, (3-17-10) the poured wall concrete foundation will be formed and poured. Thursday/Friday, (18th & 19th) The foundation forms will be removed and the waterproofing of the exterior walls will be applied. We will now be ready for the foundation inspection by the building department.
3-22-10 through 3-26-10. Monday morning and Carlo or Joe will do their own quality control check of the foundation, footers, and foudation waterproofing. Foundation qulity check is passed! The site is now ready to backfill the foundation. The underground gas and water lines will be installed. The structual steel, window and doors, and roof truss order will also be placed this week. Wheather permitting, the framers may be able to start the house late in the week.
3-29-10 through April 2nd. Framing crew will be hard at work putting all of the top grade lumber together piece by piece to construct this home.
4-5 through 4-9. Last weeks wheater was awesome. Sun, sun, and more sun. All the exterior walls were built last week and the framing crew will be installing the roof trusses and roof sheeting this week. The roofer will felt paper the sheeting and then apply the dimensional shingles. The weather tight TREMCO BARRIER will be sprayed on the exterior of house. The windows and exterior doors will then be installed.
4-12 through 4-16. Another great week of wheater. The dimensional shingles were installed which starts the process of showing what this homes true colors will be. The plumbing and HVAC craftmen also started last week installing all of the crucial interior pieces that set within the walls of this home.
4-19 through 4-23. The Electrical contractors began to prewire the home and worked together as a team with the HVAC and plumbing contractors as they finished their work. The fireplace was also installed. On the exterior of the home the Cultured stone was applied and the stucco crew applied the base chicken wire which is the 1st step of the labor intense stucco procedure.
4-26 through 4-30. This past week was inspection week for all the rough mechanicals in the home. Joe and Carlo personally inspect the HVAC, the plumbing, the gas lines, the fireplace, the electrical, phone/cable prewire, the framing, and the insulation. After walking the home with all the mechanical trades, Joe and Carlo schedule inspections with the Delaware County Building Dept. All inspections pass and we are ready for drywall.
5-3 through 5-7. This week the drywall tradesmen will begin the art of hanging the drywall. Once this is complete the metal corner bead is applied and the tapeing and finishing process of the drywall will follow. On the exterior of the home the Stucco crew will apply the 1st coat of stucco which is called the brown coat. The exterior painters will also apply the color coat of stain on the pre primed exterior wood.
5-10 through 5-14. This week the drywall finishers will skillfully apply the final finish coat to the drywall. The ceiling crew then follows and apply the knockdown finish to all the ceilings. On the exterior of the home the concrete crew starts to prepare to pour the driveway and walkways.
5-17 through 5-21. This week the hardwood and interior trim trades both begin their work on the interior of this home. On the exterior the concrete drive and walkways are poured.
5-24 through 5-28. The interior trim crew continues to apply the wood mouldings that distinguish a Silvestri home from their competitiors. Oversized casings, crown, base mouldings, faux panels, solid 2 panel doors and wood shelfs are all standard features. On the exterior of the home the final stucco color is applied.
5-31 through 6-4. The interior trim crew is on the home stretch. The custom cabinets were delivered and the installation process is under way. On the exterior the gutters, downspouts, and drain tiles have all been installed.
6-7 through 6-11. The interior trim crew has finished installing the cabinets and custom crafting the wrought iron staircase overlooking the great room. The painting crew has started their art of preparing the wood work throughout the home to be stained and painted. The tile crew is busy crafting the tile walls and tub surrounds in all 4 full baths in the home. On the exterior of the home the landscaping is installed and the lawn irrigation system has also been installed.
6-14 through 6-18. The painters have finished the woodwork. Their next step is to tape off the woodwork and paint the walls. On the exterior of the home the sod crew used the rock hound for final grade and layed almost an 1/2 acre of sod. This is where the STANDARD IRRIGATION SYSTEM is nice. Enjoy a cold drink on the STANDARD PAVER PATIO instead of moving hose around all weekend.
6-21 through 6-25. This past week many of the finishing details and products started to get installed. The painters finished two coating the walls. The granite kitchen tops and tile backsplash were installed. The electricians began to install all the light fixtures and wall switches. The plumbers began to set all the faucets, toilets and water tanks. The heating contractor set the AC unit and return air grids. On the exterior the irriagation system continues to water the new sod every day.
6-28 through 7-2. The electricians, plumbers and Hvac trades have all finished their crafts. Carlo inspected the installs and now contacts Delaware county. The inspectors will visit the home and check all of the finishing operations of the mechanical systems. The hardwood floor received two of the 3 coats of finish. The entire home has been vacumed with the power I shop vac in preparation of carpet. On the exterior the irriagation system continues to water the sod through the July heat.
7-5-through 7-9. The Marcello is now in contract. Hardwood flooring has been added to one room and faucet changes are being made per the customers request. Carpet selections have been made by the soon to be owners. The new carpet order should be available for install late next week. This past week has been spent by the Silvestri detail crew checking off the 300+ Quality check list created by Carlo and Joe.
7-12 through 7-16. The carpet arrived and has been installed. Interior door hardware, mirrors, and shower doors also have been installed. Final hvac, electric, plumbing, gas pressure test, and DESC inspection have also been signed off by Delaware county.
7-19 through 7-23. Last full working week before The Silvestri Marcello is proudly presented to the excited buyers from California. Appliances have been installed and Final Occupancy has been issued from The County.
7-26 through 7-3-2010. The Silvestri Quality check list has been completed. The buyers and Carlo Silvestri have walked the home. Closing has been completed. Another proud owner of a SILVESTRI home.
