FOLLOW THE PROGRESS OF LOT 1881 SUMMERWOOD
Joe and Carlo Silvestri will be starting construction of a new 5 level split spec home in Summerwood. Return to this news article weekly for a week by week progress report of the construction of this new home.
Week #1. Feb 28th through March 4th. What a GREAT week! Spring is almost here! This past week we dug the hole for the foundation. The footers were formed, inspected by Delaware County, and the footers were poured. Next, the wall crew formed the foundation walls and the solid concrete walls were poured. Next the Water proofing crew installed the exterior foundation water proofing with insulation board. The County inspected the foundation walls and water proofing system and again gave SILVESTRI a GREEN TAG. The exterior stone was applied around the exterior of the foundation.
Week #2. March 7th through March 11th. On Monday the excavation crew returned and backfilled the foundation and established the grade of the lot. The steel beams for the home were delivered and installed. The frame crew started to construct the frame of the home piece by piece. Also the underground gas and water lines were run to the home.
Week #3. March 14th through March 18th. The framing crew has come a long way in two weeks. On Monday they set the trusses and put the sheeting on the roof. The rest of the week the framing crew set the windows and exterior doors, built the fireplace chase and tub decks, built the designer beam ceiling in the great room, and many other custom features. The roofing crew also started to apply the felt paper and shingles to the roof. Also on the exterior of the home the water proofing crew sprayed on the water tight/rubber forming Tremco house wrap.
Week #4. March 21st through March 25th. The roofing crew finished installing the dimensional shingles early in the week. The exterior trim crew started to apply the exterior trim. The stucco crew applied the chicken wire base around the entire home. Inside the home the plumbing and HVAC contractors both began to lay out and install their mechanical systems.
Week #5. March 28th through April 1st. On the exterior of the home the exterior trim and stucco crews finished their work they started last week. The HVAC and plumbing contractors both finished the rough phase of their mechanical install. The electrical contractor as well as the prewire phone/cable/computer/speakers/ contractor both started and finished their rough mechanical installs.
Week #6. April 4th through April 8th. This past week has been a week of inspections. On Monday the rough in plumbing inspection was passed by the county. On Tuesday the Heating and cooling as well as the gas lines were inspected and passed by the county. The electrical inspector signed off on the rough electric and the electric service on Wednesday. On Thursday we sanded down and screwed down all the sub flooring in the home. This is something Joe and Carlo do in all of their homes.
Week #7. April 11th through April 15th. The structual inspection was passed early in the week. The insulation crew started their work on Tuesday by installing the Air Infiltration package that is standard in all SILVESTRI homes. they then installed all the wall insulation. The county inspector then inspected and passed the insulation work. On the exterior of the home the cultured stone crew applied all the cultured stone per plan on the front of the home. AEP installed the main electric line and connected the perm electric service.
Week #8. April 18th through April 22nd. This week the drywall boards and supplies were delivered to the home 1st thing Monday morning. The drywall hanging crew started to hang the drywall on Monday and finished hanging mid day Wednesday. The corner bead crew followed and applied all the rounded corner bead throughout the home. On Thursday the tape/mud crew applied the 1st coat on all the seams and corners. Friday the 2nd coat of drywall mud was applied. On the exterior of the home the 1st coat of stucco mud was applied to the home.
Week #9. April 25th through April 29th. This week the drywall finishing crew applied the 3rd and final coat to the walls and ceilings. The ceiling crew applied the ceiling texture on Wednesday. On Thursday the sanding crew hand sanded all the walls.
Week #10. May 2nd through May 6th. THIS HOUSE IS NOW SOMEONE"S HOME. This home is now in contract. This past week brought many changes to this home. A central vac system as well as speakers were added in many of the rooms for the new buyers. Also early in the week the painters applied the 1st coat of wall paint to the walls. The hardwood floor crew layed hardwood flooring on most of the 1st floor on Monday and Tuesday also. Wednesday the interior trim crew started custom hanging all the doors as well as installing the 3 piece crown moulding which is standard in many rooms in a SILVESTRI home. The Tile crew also started the art of applying the tile walls piece by piece in all the bath tub and shower areas in the 4 full baths in this home.
Week #11. May 9th through May 13th. We finally had a somewhat dry week this week. The dozer operator gave the lot another rough grade. The stucco crew applied the finish color coat to the home. On the interior the trim crew custom built the stair case as well as custom fitting each piece and cut of the faux panels in both the lower level and the dining rooms. The cabinets were installed and the tile man installed all the floor tiles in the bathrooms and the laundry room.
WEEK #12. May 16th through May 20th. The painting crew stayed busy all week working on all the woodwork throughout the home. They started by hand staining the wood handrails and steps. They also applied puddy to the nail holes and prepared all the wood before applying a prime coat to all the painted woodwork. The next step is to hand sand all the woodwork, and then again to apply another prime coat to the wood. The shutters were hand cut and are now with the painter who will prime and stain before the carpenters put together. The concrete driveway and walks were poured.
WEEK #13. May 23rd through May 27th. The interior painting crew continued filling nail holes, hand sanding and painting every piece of wood in this beautiful home. The stain grade railing and steps were also finished this past week. The walls had the final coat of wall paint applied. On the exterior the home was painted and the gutters and downspouts were applied.
WEEK #14. May 30th through June 3rd. This past week the electricians started to hang the lights and fans and devicing the electric switches and wall plates. The prewire specialist returned and deviced the central vac, speakers, phones and cable systems trhoughout the home. The custom paver patio was installed as well as the landscapeing.
WEEK #15. June 6th through June 10th. The hardwood floor crew returned to hand stain the hardwood floors throughout the main floor. They returned on two consecutive days to apply the 1st and 2nd coats of finish to the hardwood floors. On the exterior of the home we planted 16 additional pine trees.
WEEK #16. June 13th through June 17th.
WEEK #17. June 20th through June 24th. This past week was a very productive week. On the exterior of the home the yard was final graded and seeded. On the interior of the home the custom granite tops were installed in the kitchen and all the bathrooms. The tile man returned and installed the tile backsplashes in both the kitchen and the lower level bar area. The plumbers and electricians both returned and finished installing the sink faucets and vanity lights. The large mirror over the fireplace was installed. The carpet was installed on Thursday and Friday.
June 27th through July 1st. The interior painting crew as well as the SILVESTRI detail team spent the entire week detailing every inch of this spectacular home. The Final plumbing, electric, HVAC, gas test, final grade, and the final occupancy inspections were all passed by the county. This SILVESTRI home is now ready for the new owners to call home.
